Official Dutch public records, together with licensed market data where a valuation needs it. Which registers, and how they are combined, is ours — and it is the part that took the work. What you get instead of a list is better: every figure on a valuation says what kind of source it came from, how current it is, and whether it was measured at your address or published for your neighbourhood.

Every home’s details are free: the checks, the area, what is being built, what it costs a month, solar panels, the heat pump, the upgrade plan and the objection letter. What is paid is a home’s full report: our value and the bid range with the reasons and how sure we are, your chance of winning at each bid, the bid plan, what-if values and the landlord and investor checks. Both kinds appear, and they are never presented as the same thing. A floor area is your dwelling; the distance to a GP is published for your whole neighbourhood and is identical for everyone in it. Each figure says which it is, because a neighbourhood average read as a measurement of your doorstep is how people end up trusting the wrong number.
